Single lot consisting of:
Property 1: A building comprising three adjacent structures: the first with one story above ground (storage room), the second with two stories above ground (storage room, barn, living area), and the third with two stories above ground plus an attic (the remainder of the residential portion). The properties in question are located in the immediate vicinity of a compact rural settlement consisting of houses that are generally of a similar architectural style.
The property is characterized by a simple winged layout with a rectangular floor plan and a gable roof, constructed of masonry. Inside, a single-flight staircase connects the two floors; the farmhouse consists of: ground floor—entrance and stairwell, kitchen, living room, one bedroom, one bathroom, a storage room, two utility rooms, and a cellar; first floor—corridor, four bedrooms, one bathroom, and a balcony, as well as a barn.
Pedestrian and vehicular access is via the Valle Pincana municipal road through a double-leaf iron gate that leads into an internal driveway within the courtyard area belonging to the property. A row of palm trees separates the driveway and courtyard area from the garden extending in front of the building; the area is fully fenced.
Inside the courtyard, facing the west facade of the farmhouse, there is a semi-permanent canopy with a corrugated metal roof supported by iron posts and fixed to a concrete-tiled floor; this structure is not shown on Map Sheet 3 of Parcel No. 24 and is unauthorized.
The building is open on three sides, extends in an east-west direction, and has a south-facing main facade: it has a load-bearing masonry structure, and the facades are mostly exposed brick, with the exception of the lower part of the building where a storage room is located. The storage rooms are as follows: the first is located in the lower section of the building, while the second is part of the two-story section above ground.
Above this room is the barn, which is accessed via a ladder. The overall condition of the building described is considered fair. The roof requires a complete overhaul of the entire framework and the tile roofing. The facades have not undergone recent maintenance; signs of age are evident in the cladding and window frames.
The total commercial area (including the storage rooms, barn, and balcony) is approximately 393.00 square meters.
