The lot consists of buildable land located in the Municipality of Alba (CN), on Corso Piave – San Cassiano locality, and forms a single plot with an "L"-shaped morphology.
The cadastral parcels are free of buildings and are currently used for arable farming.
The total area is approximately 10,693 sq m and is divided into two distinct portions.
Area A, covering about 5,255 sq m, fronts directly onto Corso Piave and therefore enjoys greater visibility and accessibility, elements that enhance its commercial appeal.
Area B, covering approximately 5,438 square meters, is located in the rear part of the lot, with access from Via Riccardo Terzuolo, characterized by lower exposure and more limited accessibility. This differentiation significantly impacts the valuation of the two areas.
From an urban planning perspective, according to the Municipal PRGC of Alba, the land falls within Special Area AS13 and is entirely buildable. Part of it is included in the Built-up Center Core and part in the Edges of the Built-up Center.
However, construction is subject to the preparation of a PEC (Convened Executive Plan) that has not yet been agreed upon. Significant urban standards are also required to be transferred, including approximately 12,700 sq m designated for public green space and 1,000 sq m for public parking.
There are also general archaeological interest constraints, classification in hydrogeological risk class IIa, partial overlap within the UNESCO buffer zone, and the presence of a landscape-interest “gap”.
